The functionality of an advance notice
First of all, a notice is not required if both parties, the recipient and the lender, agree to the terms and conditions when agreeing to a home loan.
However, if the borrower is required to register the agreement within 30 days, the lender will file the notice with the sub-registrar’s office in whose jurisdiction the property falls.

- Submit a photocopy and the original NOI to the sub-registrar: Once you have notarized your NOI, you must submit the original and photocopy of the notification to the sub-registrar of the property.

Individuals applying for a home loan also have the option of filing their notice online. The term e-filing refers to the practice of filing documents online or electronically. Section 89B of the Registration Act, 1908 deals with this aspect.
Here are the steps you can follow to file a notification online:
Visit the e-filing website: Visit the e-filing website to file the home loan notification.
- Log in to the e-filing portal: Enter all your credentials to log in to the e-filing portal.
- Make a note of the token number: After logging in, enter your token number and make a note of it beforehand.
- Select the date: Click on the correct date when filling in the details
- Click on the Mortgagor details option: Click on the Mortgagor details option to fill in the mortgage details
- Enter the loan amount : Enter the exact loan amount
- Select the party representative
- Enter all mortgagee details, including photo and thumbprint.
- Enter the property details: Enter the details of the property you are purchasing with the home loan
- Enter the amount of stamp duty and application fee, GRN number and date.
- Click on Save and Close.
- Click on the 'View' and 'Submit to SRO' option to submit the advertisement to the SRO.
